How Does Roof Depreciation Affect Homeowners Insurance?

What is roof depreciation?

Roof depreciation is the loss in value caused by age, wear, and expected useful life. An older roof may still be doing its job, but insurers don’t value it the same way they value a new one when a claim is settled on an actual-cash-value basis.

Normal aging isn’t a covered loss on its own. Your policy may still cover sudden, specific damage — from wind or hail, for example — but the roof’s age can factor into how much you’re actually paid.

Replacement cost vs. actual cash value: what’s the difference?

Replacement cost coverage generally pays what it costs to repair or replace damaged roofing with comparable materials, with no final deduction for depreciation.

Actual cash value coverage subtracts depreciation from that amount, leaving you responsible for the difference — on top of your deductible.

It’s not always one or the other. Many policies apply replacement cost to the rest of the home but actual cash value to an older roof. Others use a roof-payment schedule that pays a set percentage based on the roof’s age and material. Seeing “replacement cost” on your declarations page doesn’t guarantee your roof is settled that way — always check the roof-specific language.

Why do replacement-cost roof claims sometimes come in two payments?

Even with replacement cost coverage, insurers often pay in two steps:

  1. First payment: the roof’s actual cash value, minus your deductible.
  2. Second payment: once the covered repairs are completed and documented, the insurer releases the recoverable depreciation — up to the full covered replacement cost.

Timelines and documentation requirements vary by carrier. Before you authorize any repairs, ask what you’ll need to submit to get that second check — and hold onto the contract, invoices, proof of payment, photos, and completion records along the way.

Does homeowners insurance cover every old or leaking roof?

No. Homeowners insurance covers specific, named causes of loss — not routine deterioration, deferred maintenance, or a roof that’s simply reached the end of its lifespan. Whether interior water damage is covered can also hinge on how the water got in and what your policy says.

If a storm damages your roof:

  • Prevent further damage once it’s safe to do so
  • Photograph the roof and any interior damage
  • Save receipts for temporary repairs
  • Contact your insurer before starting permanent work

What should Jackson-area homeowners check right now?

Before the next storm rolls through, ask your agent:

  1. Is my roof covered at replacement cost, actual cash value, or under a payment schedule?
  2. Is depreciation recoverable after repairs are done?
  3. Do I have a separate wind or hail deductible?
  4. Are there age, cosmetic-damage, matching, or material restrictions on my roof coverage?

Tennessee’s Post-Disaster Claims Guide notes that a policy can provide replacement cost on the home overall while settling the roof under entirely different terms.
